Bronte Group proposes 71-unit residential development in Denman Prospect North

If you’re looking to purchase a new property, especially for the first time, my core piece of advice would be to list the things that matter to you most before you even start searching.
Physically write down the non-negotiables that will help you in your quest to find the perfect home at an ideal price point, not just for your lifestyle as it stands, but for how you see it evolving over the next five to 10 years.
It’ll stop you from getting caught up in a property’s location or aesthetics, or a situation when, truthfully, that home won’t actually meet your needs and you’ll be spending more money than is completely necessary.
One development that’s ticking plenty of boxes for first-home buyers and young families alike is Elia, in Taylor.
It is a collection of 52 two, three and four-bedroom townhouses and apartments that blend liveability and luxury at one of the most palatable price points currently available in Canberra’s property market.
“This is the fourth development in Taylor that’s being built by Nikias Diamond and Bronte Group,” says agent Nathan Page of The Property Collective.
“It’s positioned on a fantastic piece of land, nestled under the hills of Taylor and surrounded on the north and east by open green space and a new kids’ park and playground.
While almost half of the development has already sold, Page says there are still some enticing options, particularly for those looking to dip their toes into the property market for the first time.
“We have some fantastic entry-level, two-bedroom townhouses available with the living, kitchen and dining all sitting on the ground floor and two bedrooms and a bathroom upstairs,” he says.
“We’ve also tried to incorporate north-facing courtyards where we can.
“These come in at $589,900, which is under the cap for the live-in owner stamp duty concession, which is $600,000. It was so important we had this option available.
“We also have another great floor plan of two-bedroom plus en suite that comes in at $599,000,” Page adds.
“The next level up is a really good option for dual living with two bedrooms, an en suite and a second living area downstairs that also has the flexibility to be a third bedroom.
“It also has a north-facing courtyard with a direct view into the adjacent green space that will never be built out.”
Page says one of the best things about Elias is its location, with current buyers putting more value on access to green space and amenities.
“If you were to take this kind of offering closer to the centre of Canberra, it would be significantly more expensive,” he says.
“But most people are happy to forgo living in the inner city for this kind of lifestyle. You’re not going to be surrounded by buildings, you’re going to be surrounded by parks and green space.
“It’s also an area full of live-in owners and families so it’s going to be a great community.”
The proposed Taylor Village will be located just across the road to the south and includes an allowance for a supermarket and a mix of retail stores with plenty of parking.
There will also be easy access to public transport via nearby bus stops, and beautiful walking tracks around the retention pond and waterways that weave into the parkland.
Expected completion is mid-2023.
